ARE APPLICATION FEES REFUNDABLE?

In most cases, application fees are non-refundable. These fees cover the cost of processing and verifying your application details.

HOW LONG DOES IT TAKE TO GET AN ANSWER ON MY APPLICATION?

Processing times can vary. For civilian applicants, it typically takes several days—dependent on how quickly rental and employment verifications return. Active-Duty applicants often receive a decision in as little as one day. Please ensure your application is complete to avoid delays.

CAN YOU HOLD A PLACE BEFORE I APPLY?

We are unable to hold a property until your application is approved and a full deposit is paid. Once your application meets all requirements and your deposit is received, the listing will be reserved for you.

DO I PAY THE FIRST MONTH’S RENT AND LAST MONTH’S RENT WITH MY SECURITY DEPOSIT?

Rent payments are designed to be convenient for you. You can pay online by visiting MakeItHomePM.com, mail your payment to our office at 195 S. Rosemont Road, #109, Virginia Beach, VA 23452, or drop off your payment in an enclosed envelope labeled “Maily Jacobs Office” through our secure door slot for after-hours payments.

HOW DO I PAY RENT?

Our deposit requirement is based on the full rent amount, with prorated rent charged from the day your lease begins. There is no separate payment for the first and last month’s rent in addition to your deposit.

 

I WANT TO GET A PET. WHAT SHOULD I DO?

Since each homeowner has specific pet policies, please contact our office for permission before acquiring a pet. If approved, a $250 non-refundable pet fee per pet is required and a Pet Addendum must be completed prior to your pet moving onto the premises. Unauthorized pets will incur a $250 monthly fine.

I WANT TO MOVE OUT, BUT MY ROOMMATE WANTS TO STAY. WHAT DO I DO?

Every situation is unique. Please call our office so we can discuss your specific circumstances and determine the best course of action.

IS THE DEPOSIT REFUNDABLE?

Yes, your deposit is refundable provided the move-out inspection confirms no damages (beyond normal wear and tear) and all necessary receipts have been submitted. Refunds are processed within 45–60 days of your move-out date. Please remember to provide your forwarding address to avoid delays.

MY LEASE EXPIRATION IS COMING AND I WANT TO MOVE OUT. WHAT DO I DO?

You must submit a written 60-day Notice to Vacate before the first of the month preceding the next rent cycle. This ensures a smooth transition and timely processing of your move-out.

WHO IS RESPONSIBLE FOR PAYING FOR REPAIRS & MAINTENANCE REQUESTS?

Typically, homeowners cover repairs and maintenance costs unless it’s determined that the tenant caused the issue. In such cases, the repair cost will be billed directly to you.
