Make It Home Property Management is a full-service property management company located in the heart of Coastal Virginia. Our services include but are not limited to marketing, listing, and maintaining your property. We also find qualified tenants to rent your property.  Our portfolio includes single-family (condos, homes, townhomes) and multifamily properties. Geographically, we service owners with properties in Chesapeake, Virginia Beach, Portsmouth, Norfolk, Suffolk, Hampton and Newport News.

We research comparable properties and use our real estate expertise along with our market tools to properly estimate fair market rent while maximizing profit.  We continuously monitor new trends and prices as our market evolves.

Marketing

  • A property that is ready for market will generally rent quicker and for a higher price
  • Making a great first impression to prospective tenants is essential in property management.  Our team will assist you in preparing your property to attract quality tenants and minimize the vacancy.
  • We will work with you to devise a plan to repair any interior and/or exterior identified in our assessment. We will also provide you with our list of pre-screened vendors to complete the work if necessary.

Management

We employ proven management strategies to maximize income and minimize expenses.

INCOME/EXPENSE

  • On-line payment options available for easy payments and expedited processing
  • Diligent rent collection process
  • Thorough approval process for all invoices
  • Process in place to catch out of the ordinary charges
  • Owner Portal access to monitor pending payments
  • Direct deposit to owner account by the 10th of each month

MAINTENANCE

  • On-line maintenance request for tenants
  • Pre-screened, licensed and insured vendor list
  • Timely repairs

RESIDENTS

  • Licensed Leasing Agents assigned to your property
  • Diligent delinquency management
  • Resident retention efforts through outstanding customer service and timely repairs

REPORTING

  • Monthly and year-end financial reporting
  • Current technology used for effective and proficient reporting
  • Owner portal provides current and historical information: Financials, pending payments, etc.

MOVE OUT PROCESS

  • Move-in and interim property condition assessments equip us for smoother move-outs.
  • Move-out property condition assessments are done to identify any issues that need to be addressed.
  • Security Deposits are processed in accordance to the Virginia Residential Landlord Tenant Act

FEES

  • Initial fee is equal to 1 month’s rent + 10% of the rent each month
